We are proposing to grant a 25 year lease for the Municipal Buildings and Former Access office, Brechin to the Brechin Men’s Shed.
Proposed rental payment: £800 per annum
Responsibility for building condition: Brechin Common Good would retain liability to keep the property in a wind and watertight condition
Men’s Shed contribution: The group proposes to spend up to £2,000 per annum on internal repairs and maintenance. This is dependent on their current income continuing, as well as proposed income from sub-letting the flat that forms part of the property
Estimated future costs: Brechin Common Good may incur wind- and watertight repair and maintenance costs of approximately £150,000 over the next two to three years, with further costs anticipated over the duration of the requested 25-year lease
Building inspection: An inspection will be undertaken to identify any additional works required before the property can be leased to the Men’s Shed
Copies of the public notice will also be displayed in the local library and at the site and you can also visit the Tell Me Scotland Website

Section 104 of the Community Empowerment (Scotland) Act 2015 requires us to consult the community before disposing or changing the use of common good land or property.
